Expected to open in early 2027, Hilton Miami Beach will bring 289 guest rooms, two rooftop pools and a coastal restaurant to a collection of historic buildings in the Museum Historic District.
At 2000 Park Ave., the former Collins Park Hotel still wears its original street number. The oversized “2000,” curved glass entrance and chevron details are among the features being preserved as the property becomes part of Hilton Miami Beach. The new hotel will span nearly a full city block, within walking distance of the Miami Beach Convention Center, Collins Avenue, Ocean Drive and Lincoln Road.
From Streamline Moderne to MiMo
Completed in 1939, the Collins Park Hotel was designed by architect Henry Hohauser and served as housing for the U.S. Army Air Forces Technical Training Command during World War II. Nearby, L. Murray Dixon’s former Adams Hotel stands out for its stepped tower, ribbon windows and rooftop lantern. The former Tyler Hotel, designed by Albert Anis in 1940, features sculptural relief panels and an unusual two-lobby layout.
The project also incorporates the former Copley Terrace Apartments, the S&M Apartments, later known as Sunking II, and the Lord Charles and Gamshire buildings, which Anis designed as a pair in 1953. After years of vacancy and a 2012 fire, the restoration brings these addresses together while preserving details that show how Miami Beach’s architecture evolved from Streamline Moderne to postwar Miami Modern, or MiMo.
From the Courtyard to the Rooftop
Inside, soft pinks and greens, polished metals and curved furnishings will echo the neighborhood’s Art Deco and midcentury architecture. A landscaped courtyard will anchor the ground-level pool, with two more pools on the rooftops. Select guest rooms will have private balconies or terraces, and guests will have access to complimentary bicycle rentals and beach loungers and towels.
A signature restaurant will serve coastal cuisine, while a casual café will offer specialty coffee and grab-and-go fare. A rooftop bar will serve cocktails and light bites, and the hotel’s rooftop and open-air spaces will host receptions, meetings and private celebrations.
For locals, the opening will bring new places to meet for coffee, dinner or a rooftop drink, all within a block that holds several chapters of Miami Beach history.
