What makes you excited to go to work?
Just the idea of a new client asking for real estate advice, a showing with a potential buyer for one of my listings or being able to identify my clients’ dream home makes every day a very exciting day to work. Working in real estate is not a job; it’s a lifestyle that you live and breathe 24/7.
What market is still hot right now?
South Florida is still hot. It’s not crazy hot as before with no inventory, but we are very active with sellers that are finally getting ready to sell and buyers coming from all around the United States and the world. The fact that we don’t have state taxes makes South Florida one of the favorite cities to live in the United States.
What is South Florida’s best-kept secret?
The residential private gated community of Bay Point located in Miami Upper East, Biscayne Boulevard, from NE 41st Street to NE 50th Street. Next to the Design District, Midtown, Edgewater, the airport and just a bridge away from Miami Beach. The community consists of approximately 250 single family homes. Although most of the homes are on dry lots, approximately 90 waterfront estates are direct bay with spectacular 270-degree views of the Miami Beach skyline, including north from Sunny Isles to Downtown and Brickell; and the other waterfront homes offer frontage along the Sabal waterway or Sabal Lake. The streets are privately owned and maintained by the residents, including the roaming safety patrol and security gate officers.

What are your market predictions for 2023?
We will keep growing but in a more steady and healthy way. Now we have more inventory to sell to our clients, the buyers, which is great news.
Biggest challenge for sellers:
Now they have competition, meaning they need to work on their homes to make them look good and attractive to be able to sell. They cannot overprice their property, and they need to compare apples with apples. If their home has not been renovated, it cannot be listed at the sold price of a fully renovated recent sale. If their property is older than the recent closed in the neighborhood, they need to adjust their price considering the age of the home. We need to be smart and competitive to be able to sell, but if you do it right, you will sell your home at a very nice value.
Biggest challenge for buyers:
There is still competition, meaning there are still three to four buyers for the nice, perfect home that everyone likes. If the buyer wants to buy the best home on the market, they still need to be smart, aggressive and proactive.
What should you do before you list your home?
Preparing your home to sell needs to be taking seriously. If you get prepared, you will have a smooth and happy experience: Inspect with a professional inspector, repair the cosmetics to make it look good and pay attention to the repairs of the four point are the most imprinted steps not to suffer from the cancelation of the contract due to the property conditions. Staging is the most important of the four points to make your home the winner. This is the part where the magic happens and is necessary to make your home look stunning in front of the potential buyers.
