Be prepared! First, make sure you are qualified for a loan or able to provide proof of funds for a cash transaction. This will help you be competitive when presenting an offer. Second, make a list of the most important criteria you want in a home so if you come across one that has most of those, then it could be a fit. Third, in this competitive market, you need to be flexible. It’s good to discuss various negotiation strategies prior to making an offer. This way, if things change when negotiating, you are prepared to act quickly so your offer is accepted. Last and most importantly, work with a Realtor who is seasoned and has a successful track record and skills to get you to the closing table in a smooth and quick manner.What are the hottest neighborhoods to invest in right now?
Buyer criteria has now shifted to areas where they can have more land, interior space and features that fit the lifestyle of the work from home trend. Neighborhoods such as Coral Gables, Pinecrest, Coconut Grove, South Miami, Pinecrest and Palmetto Bay fit the mold. Some buyers have even opted to pay a premium for waterfront properties because it gives them that extra feeling of openness and the luxury of taking off into the blue yonder at any moment. Buyers from the Northeast that are used to living in high density locations are finding that Brickell, Midtown and Edgewater are highly desirable mostly due to their proximity to open water.Three words to describe the current market:
