miamirealestateworks.com Total Years in the industry 28Why did you choose a career in real estate?
A love of residential real estate and a thriving family real estate business that was my calling. My husband and mother-in-law were proprietors of Byrne Rinehart & Company, which was a successful boutique real estate brokerage. What are you most proud of professionally and personally?
I’m probably most proud of the reputation I have developed over 25+ years, and the great friends and clients I have made along the way.How would you describe your business?
I work with both buyers and sellers, and I enjoy them equally. That said, the market usually dictates which side of the scale is heavier at any given time. Listing and marketing homes for sale requires creativity and I am pretty creative, so I love the design element. Buying, especially in today’s market, demands a competitive edge, and I am about as competitive and tenacious as they come! What industry trends do you predict for 2022?
We are going to continue seeing increases in property values, most definitely in single family homes. In my 25+ years I have never seen so many buyers desperate for a place to live! This goes for primary as well as secondary/vacation homes. The demand is unprecedented. When I make an offer on a home for a buyer, I typically find myself in the company of 5-15 other offers — that is not going away this year! It will cause sleepy neighborhoods to ignite, and the frenzy in the rental market will continue as well. What are the hottest neighborhoods to invest in right now?
Sounds like a blanket answer but everywhere! Coral Gables, Coconut Grove, South Miami, Ponce Davis, Pinecrest and Palmetto are always hot, but I am spending so much time with buyers in the Baptist Hospital, Falls and East Kendall neighborhoods now … they are on fire. There’s a craze to invest in West Miami and Westchester now and, of course, Shenandoah, the Roads and the Calle Ocho corridor are swarming with buyers.Advantages to the current real estate market:
There is something to be said about instant gratification and sellers are getting a heavy dose of it right now!Top tip for buyers, so they don’t get overwhelmed:
Know the “must-have” components in a home and be flexible with the wish list. Visit the potential property as soon as it is available to be seen. Line up financing now: Have a Proof of Funds Letter, Pre-Approval Letter or, even better, an Approval Letter with minor contingencies before you start your search. Be ready to move at break-neck speed and make sure your Realtor knows what they are doing and is moving a few steps ahead of you! Last and most important is to be patient.Three words to describe the current market:
Unprecedented, Competitive, Frustrating.What motivates you?
Success. My client’s success and my own. There are a lot of ingredients in the recipe for success, but I want to see everyone over the moon with the outcome.Best tip for going the extra mile:
Caring. What do you enjoy most about the industry?
Seeing happy, satisfied buyers and sellers.(Visited 49 times, 1 visits today)
