Realtor Spotlight: Ana Teresa Rodriguez

After a successful career in publishing, Ana Rodriguez found her second calling when her role as Editor-in-Chief landed her directly in the midst of the Miami real estate market. Working with developers and seeing inside the real estate world inspired Rodriguez to get her real estate license in 2009 and she hasn’t looked back. “Since then I have applied all my marketing and advertising experience to promoting my clients listings,” she says. Now, the Venezuela-born agent focuses her energy on clients across South Florida, working in Pinecrest, Coral Gables, South Miami and Brickell as well as Broward areas such as Plantation, Weston and Southwest Ranches. We spoke with Rodriguez about the makings of a great realtor, the state of the Miami market and why foreign buyers aren’t slowing down.

What are the three qualities that make a good agent?

[I think it would be] Knowledge of the market, experience as it relates to the particular transaction and a keen understanding of the type of marketing campaign necessary to properly promote the property. It’s also important to have a passion for serving clients’ real estate needs.

On your website you mention your “out of the box” marketing strategies. Give me an example.

There’s no doubt that each property and listing has its own personality and target audience. I always look for that unique aspect that differentiates my listings. Depending on the type of property, I may consider creating an open house with a special theme. The goal is that the overall marketing campaign will attract more buyers and, in many cases, the campaign will feature one key aspect of the property that appeals to buyers. I personally direct the photo shoots and video productions to best capture the essence of the property. My goal is always to bring my listings to life. And, designing a dynamic social media campaign is also one of my favorite tools when thinking out of the box.

Speaking of social media, how do you use that medium within your business and how important has it become in the industry?

Social media is the number one tool these days. All of my listings are featured on my professional and personal Instagram, Facebook and Twitter accounts and are seen by more than 20,000 followers.

What’s your opinion on the current status of the Miami market and where do you see it going?

Currently, I view the Miami market as being quite stable, with excellent opportunities for further growth. The trend as I see it is that the new construction and renovated properties will drive the values upward. And of course, there are attractive opportunities for investors looking to either renovate or embark on a startup construction project.

Why are foreign buyers so interested in Miami and what types of properties are they looking for?

Miami is rightfully considered among the world’s best cities to live, and it has been ranked as one of “America’s Best Cities” in 2018. Between the warm sunshine, cosmopolitan backdrop and growing cultural scene, Miami is the new favorite destination for travelers worldwide. And those travelers are looking for more than a vacation spot; they are looking for a place to call home. We have moved from a vacation spot into an international business capital that is home to more than 1,100 multinational companies. Miami is a safe haven for those foreign investors whose countries have an unstable economy. We also have amazing real estate land development opportunities including multifamily, high-rise, shopping centers, warehouses and luxury high end construction. We also have a good niche in specific premium areas for those investors looking to buy an old house at land value, then tear it down and rebuild a luxury modern home. And lastly, a high percentage of our residents have been born in other countries which means we are an international-friendly city.
